Welcome to Acacia Villa  By making a reservation or staying at our property, you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully before confirming your booking. 


Reservations & Bookings

  • Confirmation: A booking is considered confirmed once payment or a deposit has been successfully processed through our official booking platform (Cloudbeds) or authorized channels. 
  • Age Requirement: Primary guests must be at least 18 years of age to check in. 
  • Guest Information: Valid government-issued photo identification (passport or national ID) is required upon arrival for all guests. 


Check-in & Check-out

  • Check-In: Standard check-in time begins at 2:00 PM.
  • Early check-in is subject to availability upon request. 
  • Check-Out: Standard check-out time is 11:00 AM. Late check-out may incur additional fees unless pre-arranged with management. 


Payment & Cancellation

  • Payment Terms: All rates are quoted in USD (or local equivalent) and are subject to applicable local taxes and service fees. 
  • Cancellation Policy: Cancellations and modifications are governed by the specific rate plan selected at the time of booking. Details regarding refund eligibility and notice periods are provided during checkout. 


House Rules & Guest Conduct

  • Respect for Others: Acacia Villa is a peaceful boutique homestay. Guests are expected to respect fellow travelers and maintain quiet hours between 10:00 PM and 7:00 AM. 
  • Property Care: Guests are responsible for any damage or loss caused to the room, private amenities, or shared villa spaces during their stay. 
  • Smoking Policy: Smoking is strictly prohibited inside all indoor rooms and suites. Designated outdoor smoking areas are available in the garden courtyard. 


Liability & Valuables

  • Personal Belongings: While we strive to maintain a safe and secure environment, Acacia Villa is not liable for the loss, theft, or damage of personal belongings left unattended in shared or private spaces. Secure storage options are provided in shared accommodations. 
  • Use of Amenities: Guests use all property facilities—including garden areas, shared kitchen, and tour services—at their own risk.
